How quotes, scheduling, access, and payment work — and an honest statement of what exterior cleaning can and cannot fix.

01About these terms
These terms govern your use of armorshinedfw.com and describe how Armor Shine Exterior Cleaning does business. Using this site means you accept them.
The written estimate and work authorization you sign for a specific job is the agreement that controls that job. If anything on this page conflicts with a signed document, the signed document wins.
02Quotes and estimates
Quotes are free and carry no obligation. A quote given over the phone is based on what you describe and what we can see from photos or public imagery; it can change if the property is materially different from that description — more square footage, a second story we did not know about, or growth that needs a second treatment.
If the price needs to change once we arrive, you hear it before we start working, not after. You can decline at that point at no cost.
Quotes are valid for 30 days unless we tell you otherwise.
03Scheduling and weather
We schedule by day, not by exact hour, and we will give you an arrival window the day before.
Weather moves schedules. We do not apply chemistry ahead of a storm that will rinse it off before it can work, and we do not spray in wind that carries solution where it should not go. If we reschedule for weather there is no charge and we get you in at the next opening.
If you need to cancel, we ask for as much notice as you can give. There is no cancellation fee for residential work.
04What we need from you
Access to a working outdoor spigot, access to the areas being cleaned, and any gate codes. Our rig carries its own buffer tank, but it fills from your spigot.
Vehicles, patio furniture, grills, and potted plants moved clear of the work area, or told to us so we can move them and put them back.
Windows and doors closed and latched, and anything you know to be damaged, loose, or leaking pointed out before we start. That includes failing caulk, loose siding, cracked windows, and previous water intrusion.
Pets kept inside while we are working. Our equipment is loud and our hoses are everywhere.
05What cleaning can and cannot do
Cleaning removes what is on a surface. It does not repair a surface. Some oil stains lighten rather than disappear. Some cedar has weathered past the point where cleaning restores the color. Rust, battery acid, paint overspray, and etching from previous improper pressure washing are usually permanent.
Soft washing does not strip sound paint, but it will reveal paint that was already releasing, and it will find failed caulk and failed seals. We will tell you what we see during the walkthrough.
We are not responsible for pre-existing damage or for conditions you knew about and did not disclose. We are responsible for damage we cause, which is why we carry insurance.
06Insurance and liability
We carry general liability insurance and can produce a certificate of insurance on request.
If we damage something, tell us immediately — while we are on site if possible — so we can document it and make it right. Claims raised long after the fact are difficult for anyone to verify fairly.
Except where prohibited by law, our liability for any job is limited to the amount paid for that job, plus repair or replacement of property we damaged.
07Results and re-cleans
We walk the property with you when the work is finished. If something is not right, we would rather fix it while the truck is still in your driveway.
If you find something within 48 hours that we missed, call us and we will come back and address it at no charge.
Exterior surfaces get dirty again — that is not a defect. Most DFW homes want a 12 to 18 month cycle.
08Payment
Payment is due when the work is complete and you have walked it with us. We accept cash, check, credit card, debit card.
We do not require a deposit for standard residential work.
09Photographs
We photograph our work for our own records and, sometimes, for the gallery on this site. We ask permission before publishing anything identifiable, we keep house numbers out of frame, and we never publish an address.
If you would rather we not photograph your property at all, say so and we will not.
10Website content
The copy, photographs, and marks on this site belong to us. Please do not copy them onto another contractor’s website.
We keep this site accurate, but pricing guidance, timelines, and technical descriptions are general information about residential exterior cleaning, not a guarantee about your specific property.
11Governing law and contact
These terms are governed by the laws of the State of Texas, and any dispute belongs in the courts serving Grapevine and Texas.
