The local problem
Big irrigation systems on big lots leave mineral damage
The typical Southlake property runs a substantial irrigation system across a large lot, and on a system that size a few misaimed heads are almost a given. Those heads hit stucco, limestone, and glass every single morning through a North Texas summer.
Because the water here runs hard, what they leave behind is calcium. On limestone and cast stone it shows up as chalky white banding along the lower courses. On stucco it dulls the finish unevenly and can look like a paint problem. On glass it begins as spotting and, given enough seasons, etches into the surface permanently.
The stucco itself adds a second problem. Its texture holds clay dust and organic growth in a way smooth brick does not, and it cannot be cleaned with pressure — pressure blows out the finish coat. It has to be done chemically, at low pressure, with the dilution matched to the substrate. Homes in Timarron and Clariden Ranch with north-facing stucco elevations are usually the ones where the difference is most obvious.
