The local problem

Construction dust is a different problem than ordinary grime

Dust from active grading and roadwork is not the same as road film. It carries pulverized limestone and cement fines, and when those land on a wall and get wet, they behave chemically — a fine alkaline haze that bonds to brick, glass, and painted trim in a way ordinary dirt does not. Homeowners in Fairway Ranch describe it as the house "looking chalky," which is exactly right.

It responds well to the correct chemistry and very poorly to being blasted. Pressure drives the fines further into the brick face and into the mortar joints. Treated properly, a Roanoke house comes back sharp; treated aggressively, it stays hazy and you have added mortar damage on top.

Those same fines land on glass, and post-construction residue on new Roanoke windows — mortar splatter, adhesive, stucco haze — is a genuine problem that a normal window wash will not lift.
