The local problem

Specified finishes punish the standard approach

Copper is the thing that separates a competent crew from a careless one in Westlake. Copper gutters, flashing, and standing-seam accents develop a patina that most owners specified deliberately and paid for. The wrong cleaning solution strips it unevenly and leaves a bright, blotchy mess that takes years to re-form. We mask copper or switch chemistry entirely wherever it appears, and we ask before touching it.

Hand-troweled stucco is the second constraint. Its texture is the entire aesthetic, and pressure flattens it. Cleaning it is a chemistry and dwell-time exercise where the pressure washer is essentially just a rinse tool. The same is true of full-depth cut limestone, which is soft enough to erode visibly under a turbo nozzle.

Then the hardscape. Travertine and flagstone in Vaquero and Glenwyck Farms are set with sanded or polymeric joints that a careless operator blows straight out, and re-sanding a large terrace costs more than the cleaning did. Ipe and mahogany decking furs at pressures that cedar shrugs off.

None of this is difficult. It just cannot be rushed, and it cannot be quoted by the square foot from a photo.
